Southern Methodist University (SMU) launched a strategic initiative to modernize 12 residence halls, choosing reinvestment over replacement to preserve character while elevating student experience and building performance. Facing rising expectations for housing quality, accessibility, and sustainability, SMU implemented a phased program using a Design-Build model to align stakeholders and accelerate execution. The first completed projects show how targeted reinvestment can increase satisfaction, improve building performance, and extend the life of critical campus assets. Presenters will share how an integrated approach minimized disruption to operations while improving cost certainty and schedule performance. Attendees will learn strategies for evaluating renovation versus replacement, structuring large-scale housing reinvestment programs, and leveraging integrated delivery methods to maximize outcomes and long-term value.
